What is a Feasibility Assessment?

Our Feasibility Assessment is a comprehensive, professional review of a property and your project goals. It confirms whether a property can support your vision, identifies risks early, and establishes realistic expectations for cost, scope, and timeline.

Since 2011, our award-winning team has helped more than 100 homeowners navigate this critical early stage with confidence. What’s included

Every Feasibility Assessment includes:

Client Needs & Vision Review

A 60-minute consultation to understand your family’s needs, lifestyle goals, priorities, and success criteria.

Physical Property Analysis

Review of listing data, municipal records, mapping, databases, and satellite imagery. A site visit can be arranged when appropriate.

Title & Covenant Review

Review of the current State of Title Certificate, including registered covenants, easements, and rights-of-way that may impact development potential.

Zoning & Planning Review

Analysis of applicable zoning bylaws and Official Community Plans to confirm alignment with your goals.

 

Municipal Inquiry

Initial conversations with municipal staff to identify constraints, risks, or opportunities early.

Professional Team Identification

Identification of any additional professionals required – such as surveyors, engineers, or consultants – with initial outreach where possible.

What you’ll receive

At the conclusion of the assessment, you’ll receive:

  • A written Feasibility Assessment Report summarizing all findings
  • Copies of the State of Title Certificate and registered title documents
  • A preliminary construction cost estimate, with realistic cost ranges based on recent Made to Last projects
  • A proposed project timeline
  • Our professional recommendation on property suitability
  • Clear next-step guidance, including how to engage additional professionals

All deliverables are provided digitally and are yours to keep. You’ll also meet with our team-virtually or in person-to review the assessment and ask questions.

Timeline

Real estate decisions move fast. Once confirmed, the Feasibility Assessment is typically completed within 7 days.

Your time commitment is minimal:

  • A few minutes to share property details or agent contact information
  • 1 hour for the Client Needs Assessment
  • Approximately 1 hour to review the report
  • 1–2 hours for the assessment and estimate presentation

Investment

The fee for a Feasibility Assessment for one property is $4,200 (including all taxes).
